At Student House Finder we want to put all the data at your fingertips, opening up the market to help you understand how to get the best house for the cheapest price. Transparency can only make things fairer, so we want to give you the information to optimise your decisions.

Methodology Behind Our Data

From the houses and flats we find on letting agents' websites, we monitor the number available and the average price in each week.

We categorise houses based on three factors: the number of bedrooms, the distance to the university, and whether the rent includes bills. These groups are then used to work out which houses are similar to others, which then lets us show trends for the house you select, and others like it.

There are a few caveats you should think about which mean our statistics may not always give an accurate picture of the student rental market. We'll never be able to search every housing website in York, so our data is only based on a selection of letting agents' houses, which may change over time. There also isn't any information about whether the listed price is actually the price at which the tenancy agreement is signed. In short, you can trust our data, but always browse other places before signing a contract.
